CA Prop Law Group fulfills a much needed niche service in Los Angeles. They are the second firm we used for the same issue after our first lawyer at another firm had a “drafting error” in the 3-day notice we issued to our tenant, who stopped paying rent. We started all over again with this firm, who was not only extremely transparent with their fee structure but also didn’t bill us for “research” about the ever-changing laws in LA county. Our obstinate tenant refused every good faith effort on our part to settle before heading into jury trial. Our trial lawyer, Raphael Azizyan, was thrown several dirty curveballs during the trial by opposing counsel in attempts to de-rail the case. He challenged them all successfully because he already ensured that we were complying with every detail of the law. We won, with a unanimous jury vote in our favor.

Contacted Ca Property Law Group regarding a somewhat different eviction situations. Spoke to Rafael and he provided great guidance thru the eviction process. Any time I called there was always someone able to answer my questions. During the non-jury trial Zachary briefed me on how court works. Everything was submitted and presented in a timely manner. I would strongly recommend the California Property Law Group. When I initially reached out to them (Rafael Azizyan was the attorney that helped me), I was starting the initial process of evicting a tenant. One of the things I liked, was that Rafael was willing to help me before asking me to sign a retainer agreement and pay fees. Instead, Rafael helped me. So I took Rafael’s initial advice and a week or so later I ended up signing their retainer agreement. At about the same time that Rafael was about to prepare the 3-Day eviction notice, my tenant responded to me and said they would be moving out in 8 days (which was the end of the month). I relayed this information on to Rafael. We agreed to wait until the end of the month before doing anything and see if the tenant moved out. The tenant did move out. When I informed Rafael of this he provided a full refund. From start to finish I have been extremely impressed with Rafael and his firm. Thank you, Rafael!
