Lawyer quit when we changed poa I guess he wasn't close to getting her on medicaid or he would not have quit after 2mos that's alot of wasted time to make her start over that's not a good lawyer a good lawyer would have worked something out not just quit so beware it will end up costing you money that's the kind of lawyer she had really didn't care thanks for nothing John

Joseph F. Pippin is a fraudster in my book. Wrote two trust agreements, two wills, an two Quit-Claim Deeds, for my aged, deaf and impaired mother. $1.1M in liquid assets disappeared out of her allegedly trust. Of course Pippin never recorded any the paper work. When I called to inquire about my beneficiary status, he told me to hire an attorney. He's a senior- citizen financial predator in my book.

After looking at Joe Pippen's web site and his very low discount package prices, I called Joe Pippen to set up a Living Trust. His assistant told me to email him in detail what I wanted to do. This took me about an hour to write and send. A week later no one calls me or emails me so I call the assistant back and she gives me his cell phone # and I call him. He asks me to resend the email as it was lost. Then he reads the email while I am on then phone and tells me its to difficult and he already wasted 15 minutes of HIS TIME and to find another lawyer. REMEMBER, YOU GET WHAT YOU PAY FOR!!

5 years ago, my father and I went in to update his legal paperwork which included a Trust for his property & the Quit Claim Deed to file that Trust with the county. All of that was created by Pippen in proper order, but for reasons I can't begin to understand, the Deed was never filed with the county. When I called the office to ask why, he said the way he does it is he waits for the person to die before filing.
I thought for 5 years that this had been taken care of. *Why* would anyone do it that way?! If you wait, that means a parent's kid(s) have to be able to find that paperwork (if they even know it exists in the first place, because not all parents are communicative) then pay extra lawyer fees to get it filed if you can't do it, don't trust yourself to do it right, or don't know how to do that yourself.
In my case, I was advised by a different lawyer to get a title search on the house done to make sure there weren't any liens or other problems with the title before filing with the county.
Three different lawyers I called about this were shocked that it hadn't been filed at the time the document was created. All in all, I had to spend $900 to get this taken care of by someone else--something that SHOULD have been done at the time the Deed was created!

EDIT: Changing from 2 stars to one. After having my lawyer file the Trust with Hillsborough County, the property appraiser's office told me that the filing was rejected due to an error on the deed that was created at Pippen's office. The Lot number was wrong on the document! I contacted his office (twice) trying to get him to correct his office's mistake--never got a reply. He's clearly not interested in fixing the error. It has now cost me even more money to get the error fixed & the documents filed with the county.

Atty Pippin is a very good attorney. He charged us $1,500 less when we where assembling the paperwork when my mother died. Also have had Catherine day Hult do legal work for me and she's great to work with.
